| | Hi friends! Angelique Garcia here—your Real Estate BFF. I hope you’re settling into winter mode, staying cozy, and finding small moments to slow down during the busy season.
December closed out the year with a noticeable market shift. Inventory has continued to climb, giving buyers more choice and a bit more breathing room, while sellers are seeing a market that rewards smart pricing and strong presentation. Condos and townhomes are feeling the biggest changes, while detached homes are proving to be more resilient. It’s a great example of how different each segment really is right now. Regionally, we’re seeing Airdrie and Cochrane move into more balanced territory, while Okotoks is still running tight with steady competition. One market, very different stories depending on where you’re looking. |

| | | | | | What January Tells Us About the Market January may be quieter in real estate, but it often sets the tone for the year ahead. Rather than dramatic changes, early markets reveal subtle signals that help shape what follows. Buyer engagement, listing activity, and pricing discipline tend to matter more now than forecasts or headlines. Early buyer activity often reflects confidence and pent-up demand, while sellers who price realistically from the start help establish healthier market conditions. Inventory levels and showing patterns seen in January frequently influence momentum moving into spring. This time of year is less about urgency and more about intention. Buyers and sellers tend to act thoughtfully, making market direction easier to read. Whether someone plans to make a move this year or simply stay informed, paying attention early can provide valuable context. In real estate, clarity at the beginning of the year often leads to better decisions later on. |

| | Winter Habits That Help Protect Your HomeWinter places extra demands on your home, and colder months often reveal areas that benefit from a little added attention. Small, consistent habits during winter can help prevent avoidable issues and support comfort, efficiency, and long-term condition. Keeping vents and air intakes clear of snow and debris allows heating systems to operate properly and safely. Monitoring indoor humidity can also make a noticeable difference, helping prevent excessive dryness, condensation, or moisture-related concerns. Managing snow buildup near walkways and foundations supports proper drainage as temperatures fluctuate. Winter is also a useful time to observe how your home responds to colder weather. Drafts, uneven temperatures, or changes in comfort levels can quietly signal areas worth addressing later, without urgency. Taking note now helps you plan maintenance or improvements more thoughtfully. These habits don’t require major effort or immediate action. Instead, they encourage a proactive approach that helps your home perform well through winter and into the months ahead. A little attention during colder seasons often goes a long way in protecting value, comfort, and peace of mind. |
