The Calgary Real Estate Board (CREB) released their 2025 Forecast Calgary and Region Yearly Outlook Report, here are some highlights:

Market Trends:

Calgary’s market remains strong, with sales forecasted 20% above long-term trends. Detached sales may rise with lower lending rates and more supply, while condo sales could slow as rental supply increases. Price growth will ease to 3% from last year’s 7%.

Supply & Inventory:

Record-high new construction is increasing inventory, helping balance the market. More supply in apartments and rentals should ease price pressures.

Economy & Migration:

Slowing migration and rising inventory may reduce market urgency. Alberta’s economy is growing, but tariffs and uncertainty could impact confidence. Lower lending rates might boost sales and delay a market balance.

Market Segments:

  • Detached: More listings above $600K, steady 3% price growth.

  • Semi-detached: A popular affordable option, price growth slowing (~3%).

  • Row homes: Demand remains strong, but inventory growth will ease price gains (~3.4%).

  • Apartments: Higher supply may slow price growth to ~1.8%.

Overall Outlook:

The market isn’t as hot as last year but remains strong, especially for detached and semi-detached homes. More inventory means better options for buyers, though economic uncertainty and rates will shape the year.
